Type Description
Condition The development hereby permitted shall be begun before the expiration of 3 years from the date of this permission.
Reason To comply with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
Condition The development hereby permitted shall be carried out in accordance with the following amended plans: Drawing 004 received 4/5/2022; Drawing 003 received 27/4/2022; Proposed Site Plan Drawing 005 received 27/4/2022; Highway Access Plan received 21/4/2022; and Location Plan received 10/3/2022.
Reason To ensure that the development is carried out in accordance with approved plans.
Condition Works to convert the building itself shall not in any circumstances commence unless the local planning authority has been provided with either: a) A licence issued by Natural England pursuant to Regulation 55 of The Conservation of Habitats and Species Regulations 2019 authorising the specified activity/development to go ahead; or b) Written confirmation from Natural England that the application site has been registered with the Bat Low Impact Class Licence scheme; or c) A statement in writing from a suitably qualified ecologist to the effect that they do not consider that the specified activity/development will require a licence.
Reason To ensure the applicant’s legal obligations with regard to European Protected Species Development Licensing (EPSDL) is sufficiently met.
Condition Works to regrade the land in order to create the driveway shall proceed only in line with further detailed advice that shall have first been agreed on-site by the Local Planning Authority as part of further on-site consultations between the applicant and the Council’s Landscape and Tree Officer.
Reason To ensure the ongoing health and stability of the retained trees, in the interests of visual amenity and the character of the conservation area.
Condition Prior to the first occupation of the dwelling hereby approved, the new access driveway shall have been fully constructed and surfaced with hard bound material for a distance of at least 5m from the edge of the highway, and an Aco style drain shall have been installed at the boundary of the site, as shown on the Highway Access Plan received 21/4/2022.
Reason To ensure the dwelling is served by an adequate standard of access and off road parking in the interest of highway safety.
Condition Pedestrian visibility splays of at least 2m x 2m (measured from and along the highway boundary) shall be provided on each side of the vehicular access as illustrated on the Highway Access Plan received 21/4/2022. The areas of land within the splays shall be completely cleared of all obstructions and levelled and maintained at a height not exceeding 0.6m above adjacent footway level.
Reason In the interests of public and highway safety.
Condition The parking area shown on drawing 0014Pn02, shall be surfaced and laid out prior to the first occupation of the dwelling hereby permitted, and the parking area shall thereafter be set aside for parking, as per the approved plan.
Reason In the interests of the safety and convenience of users of the adjoining highway.
Condition The design, profiling, construction and materials for new doorway, including the arched header, architectural detailing and step threshold, shall replicate and match those of the existing doorways on the building.
Reason To ensure a high quality development that will respect the character of the historic building and protect the character of the conservation area.
Condition The flue hereby permitted shall be finished in matt black.

Condition Notwithstanding the provisions of the Town & Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any Order revoking and re-enacting that Order with or without modification) no development shall be carried out which falls within Classes A, AA, B, C, D, E, G, and H of Part 1 of Schedule 2 to the Order without the prior express consent of the Local Planning Authority.
Reason To ensure the original character of the building and site is protected and not overly domesticated, in the interests of visual amenity of the conservation area.
Condition Notwithstanding the provisions of the Town & Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any Order revoking and re-enacting that Order with or without modification), no windows other than those expressly authorised by this permission, shall be constructed.
Reason To ensure the original character of the building is protected and to safeguard the amenities of nearby residents.
Informative As required by Article 35 of the Town and Country (Development Management Procedure) (England) Order 2015 (as Amended) the following statement applies: In dealing with this planning application the Local Planning Authority have worked with the applicant in a positive and proactive manner with a view to seeking solutions to problems arising in relation to the consideration of this planning application.
Informative The applicant’s attention is drawn to the fact that the Council has identified this development as liable for Community Infrastructure Levy (CIL) payments under the 'Daventry District Council Community Infrastructure Levy Charging Schedule –Approved' (31st July 2015 ) which has been implemented by the District Council under the provisions of 'The Community Infrastructure Levy Regulations 2010 (as amended).' Accordingly, unless exemptions have been sought under the provisions of the CIL Regulations, payment of CIL charges will be payable to the Council upon commencement of development.
Informative The applicant will be required to obtain a Section 184 licence from West Northamptonshire Highways Regulations in order to carry out works to the site access within public highway land. Please note also that the works necessary to be undertaken within publicly maintained highway land must be undertaken only by a West Northamptonshire Highways Approved Contactor; who has the required and necessary public liability insurance in place.
