To ensure development is in accordance with submitted drawings and to enable the Local Planning Authority to consider the impact of any changes to the approved plans.

Prior to use of the development hereby permitted, a noise assessment that outlines the likely impact on any noise sensitive property, and the measures required to ensure that noise does not affect the local amenity of residents, shall be submitted to and approved by the Local Planning Authority. The assessment shall be in accordance with the guidance and methodology set out in BS4142:2014. Once approved, the continued use of the development shall be in accordance with the approved details.

If, during the course of the development, any contamination is found which has not been identified in the previous ground investigation, all groundworks shall cease and additional measures for the remediation of the source of contamination shall be submitted to and approved in writing by the Local Planning Authority.
