Type Description
Condition The development hereby permitted shall be begun before the expiration of 3 years from the date of this permission.
Reason To comply with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
Condition The development hereby permitted shall be carried out in accordance with the following drawings which were stamped as valid on 10/11/21: - 10049933-ARC-B01-XX-DR-AR-1000 Rev P01 - 10049933-ARC-B01-XX-DR-AR-1100 Rev P04 - 10049933-ARC-B01-XX-DR-AR-1200 Rev P06 - 10049933-ARC-B01-XX-DR-AR-1300 Rev P06 - 10049933-ARC-B01-XX-DR-AR-2500 Rev P05 - 10049933-ARC-B01-XX-DR-CE-5000 Rev P01.
Reason To ensure development is in accordance with submitted drawings and to enable the Local Planning Authority to consider the impact of any changes to the approved plans.
Condition Prior to use of the development hereby permitted, a noise assessment that outlines the likely impact on any noise sensitive property, and the measures required to ensure that noise does not affect the local amenity of residents, shall be submitted to and approved by the Local Planning Authority. The assessment shall be in accordance with the guidance and methodology set out in BS4142:2014. Once approved, the continued use of the development shall be in accordance with the approved details.
Reason To protect the amenity of nearby residents.
Condition If, during the course of the development, any contamination is found which has not been identified in the previous ground investigation, all groundworks shall cease and additional measures for the remediation of the source of contamination shall be submitted to and approved in writing by the Local Planning Authority. The remediation of the site shall thereafter incorporate the approved additional measures before works may recommence.
Reason To minimise the risk to human health and environmental quality that can arise from contaminated land.
Informative As required by Article 35 of the Town and Country (Development Management Procedure) (England) Order 2015 (as Amended) the following statement applies: In dealing with this planning application the Local Planning Authority have worked with the applicant in a positive and proactive manner with a view to seeking solutions to problems arising in relation to the consideration of this planning application.
