Type Description
Condition The development hereby permitted shall be begun before the expiration of 3 years from the date of this permission.
Reason To comply with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
Condition Except where expressly stated by other conditions on this planning permission, the development shall be carried out strictly in accordance with the details shown on the following drawings: Site location plan at a scale of 1:1250, block plan at a scale of 1:500, Plan number A100, A101 and 485-01 Rev A validated by the Local Planning Authority on 6th July 2021.
Reason To clarify the terms of this planning permission, to ensure that the development is carried out as permitted and in the interest of highway safety.
Condition If during development, contamination not previously considered is identified, then the LPA shall be notified immediately, and no further work shall be carried out until a method statement detailing a scheme for dealing with the suspect contamination has been submitted to and agreed in writing.
Reason To ensure all contamination within the site is dealt with adequately.
Condition The use of the building hereby approved shall only operate between the hours of 0700 and 1900 Mondays to Saturday unless otherwise agreed in writing with the Local Planning Authority.
Reason In the interests of the residential amenities of the locality.
Condition The development hereby approved shall be carried out using external materials as specified in the application form dated 4/6/2021.
Reason In the interest of the visual amenity of the area.
Condition The offices hereby approved shall not be used other than for the purposes ancillary/incidental office use for the applicants existing business, FMO Properties Ltd and shall not be sold or let as a separate office building.
Reason In the interests of residential amenity and highway safety.
Informative As required by Article 35 of the Town and Country (Development Management Procedure) (England) Order 2015 (as Amended) the following statement applies: In dealing with this planning application the Local Planning Authority have worked with the applicant in a positive and proactive manner with a view to seeking solutions to problems arising in relation to the consideration of this planning application.
Informative Any asbestos found on site shall be removed in a safe manner and be disposed of at an appropriately permitted waste management facility.
