Condition The construction of the garden room, wooden gazebo and potting shed within the front garden hereby permitted shall be begun before the expiration of 3 years from the date of this permission.
Reason To comply with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
Condition The construction of the shed within the front garden hereby permitted shall be deemed to take effect from 12 April 2021.
Reason To comply with Section 73A of the Town & Country Planning Act 1990.
Condition The materials to be used in the external surfaces of the works hereby permitted shall be as specified in the application.
Reason In the interests of visual amenity and to ensure that the materials are appropriate to the appearance of the dwelling.
Condition The development shall be carried out strictly in accordance with details contained within the document titled ‘The Stables Church Way, Guilsborough, NN6 8QF – updated 6 April 2021 re Oliver Billing email’ registered valid 12th April 2021.
Reason To ensure development is in accordance with the submitted drawings and to enable the Local Planning Authority to consider the impact of any changes to the approved plans.
Informative If deeper groundworks are required, other than those discussed between the applicant and planning officer regarding the siting of the potting shed, then the applicant should contact the Archaeological Advisor based at North Northamptonshire Council as they may impact the non-designated archaeological areas at the application site.
