Type Description
Condition The works to which this consent relates shall be begun within 3 years from the date of this consent.
Reason To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
Condition The works shall be carried out strictly in accordance with the amended drawings ref. ‘Hillcrest Existing and Proposed Elevations 2’ and ‘Hillcrest Existing and Proposed Floorplans’ and the amended Design and Access Statement, submitted to the local planning authority on 24 August 2021.
Reason To ensure development is in accordance with the amended details and to enable the LPA to consider the impact of any changes to the approved plans.
Condition Full construction drawings for the approved extension shall be submitted to and approved in writing by the Local Planning Authority before any ground works for its construction commence. Representative samples of the materials and finishes to be used in the construction of the extension shall be submitted to and approved in writing by the Local Planning Authority before they are used anywhere on the extension. All works shall be carried out strictly in accordance with the approved details.
Reason To ensure that the foundations, structural walls, roof structure and services of the extension, and all abutments with the original cottage and adjoining buildings, are designed and constructed in a manner to avoid unnecessary or excessive disturbance to the historic fabric and context of the listed building, and that all materials and finishes are technically and visually compatible with the fabric and character of the listed building.
Condition All repairs to and making good of internal and external fabric associated with the construction of the extension and the installation of new services within the original cottage shall be carried out using traditional materials and methods to match the existing in type, composition and appearance.
Reason To ensure that all architectural details, materials and finishes are compatible with the character and appearance of the listed building.
Condition No new or replacement doors, windows or rooflights, or their heads, cills or lintels, shall be constructed until full details, including drawings and sections (scale of 1:20 – 1:2 as necessary) have been submitted to and approved in writing by the local planning authority. All works shall then be carried out strictly in accordance with the approved details.
Reason To ensure that the design and proportions of these features including all architectural details, materials and finishes, are compatible with the character and appearance of the listed building.
Informative As required by Article 35 of the Town and Country (Development Management Procedure) (England) Order 2015 (as Amended) the following statement applies: In dealing with this planning application the Local Planning Authority have worked with the applicant in a positive and proactive manner with a view to seeking solutions to problems arising in relation to the consideration of this planning application.
