Type Description
Reason The proposed extension, due to its size and appearance, in particular the increased massing of the roof and introduction of pitched roofs to the lobby and garage, is considered unsympathetic to the character and appearance of the existing dwelling and similar bungalows along the north side of the cul-de-sac. If approved it would form a strident feature that would detract from the visual amenities and character of the street scene. As such the proposal is contrary to policy ENV10 of the Local Plan Part 2, Policies BO-GP1 and BO-D1 of the Barby and Onley NDP, Paragraph 127 of the NPPF, and the SPG on house extensions which all require new development to be appropriate in size and scale and for it to blend in well with the surrounding built environment.
Reason It is considered that the proposed development, in particular, the first floor north facing window, is likely to have a detrimental effect upon the amenities of the occupiers of the adjoining residential property to the west by reason of overlooking. This is contrary to Policy ENV 10 (viii) of the Local Plan Part 2, Policy BO-GP1 of the Barby and Onley NDP, and the SPG on house extensions.
Informative In making this decision, the Local Planning Authority has had regard to the requirements of Chapter 4 of the National Planning Policy Framework 2019.
