Condition The development hereby permitted shall be begun before the expiration of 3 years from the date of this permission.
Reason To comply with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
Condition The development, including external materials and finishes, shall be carried out strictly in accordance with the following drawings, deposited with the Local Planning Authority and registered valid on 16.07.2019: Drawing number: (00)05 ‘Site Location Plan’ Drawing number: (00)06 ‘Site Block Plan’ Drawing number: (00)15 Revision A ‘Proposed Site Plan’ Drawing number: (00)11 Revision B ‘Proposed Ground Floor Plan’ Drawing number: (00)12 ‘Proposed First Floor Plan’ Drawing number: (00)13 Revision B ‘Proposed Elevations Drawing number: (00)14 Revision A ‘Proposed Garage Elevations’
Reason To clarify the terms of this planning permission and to ensure that the development is carried out as permitted.
Condition In accordance with the details illustrated on drawing number (00)15 Revision A ‘Proposed Site Plan’, planting/ soft landscaping shall be retained along all boundaries of the site to provide screening for the development hereby permitted.
Reason In the interest of conserving the character, appearance and setting of the surrounding area and in the interest of visual amenity.
Condition The additional living accommodations areas hereby permitted shall be used/ occupied in connection with the existing dwelling no. 119 High Street, as a single residence only and shall not be used for any other separate or independent use.
Reason To clarify the terms of this planning permission and to ensure the development is carried out as permitted, in the interest of residential and local amenity, and highway safety.
Informative As required by Article 35 of the Town and Country (Development Management Procedure) (England) Order 2015 (as Amended) the following statement applies: In dealing with this planning application the Local Planning Authority have worked with the applicant in a positive and proactive manner with a view to seeking solutions to problems arising in relation to the consideration of this planning application.
Informative The applicant’s attention is drawn to the fact that the Council has identified this development as liable for Community Infrastructure Levy (CIL) payments under the 'Daventry District Council Community Infrastructure Levy Charging Schedule –Approved' (31st July 2015 ) which has been implemented by the District Council under the provisions of 'The Community Infrastructure Levy Regulations 2010 (as amended).' Accordingly, unless exemptions have been sought under the provisions of the CIL Regulations, payment of CIL charges will be payable to the Council upon commencement of development.
