Type Description
Condition The development hereby permitted shall be begun before the expiration of 3 years from the date of this permission.
Reason To comply with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
Condition The development hereby permitted shall be carried out in accordance with the amended plans reference 19-322-C-01 –C-, 19-322-C-02 –C deposited with the Local Planning Authority on 26 September 2019.
Reason To ensure that the development is carried out in accordance with agreed amendments.
Condition The development hereby permitted shall be carried out in accordance with the amended plans reference 19-322-AC –A-, deposited with the Local Planning Authority on 5 March 2020.
Reason To ensure that the development is carried out in accordance with agreed amendments.
Condition The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.
Reason In the interests of visual amenity and to ensure that the materials are appropriate to the appearance of the dwelling.
Condition Pedestrian visibility splays of at least 2.0m x 2.0m (measured from and along the highway boundary) shall be provided on each side of the vehicular access. The areas of land within the splays shall be completely cleared of all obstructions and levelled and maintained at a height not exceeding 0.6m above adjacent footway level.
Reason In the interests of public and highway safety.
Condition The access driveway shall be paved with hard surfaced paving for a distance of at least 10m from the edge of the highway before the access is brought into use.
Reason To prevent loose material being deposited on the highway.
Condition The alterations hereby approved to the car park access shall be implemented and completed in full prior to the single storey dining room side extension is brought into use.
Reason In the interests of highway safety.
Informative As required by Article 35 of the Town and Country (Development Management Procedure) (England) Order 2015 (as Amended) the following statement applies: In dealing with this planning application the Local Planning Authority have worked with the applicant in a positive and proactive manner with a view to seeking solutions to problems arising in relation to the consideration of this planning application.
Informative The applicant is reminded they are required to obtain a Section 184 licence from Northamptonshire Highways Regulations on receipt of a planning consent in order to carry out works to the site access within public highway land. Please also note that the works necessary to be undertaken within publicly maintained highway land must be undertaken only by a Northamptonshire Highways Approved Contractor; who has the required and necessary public liability insurance in place.
