Type Description
Condition The development hereby permitted shall be begun before the expiration of 3 years from the date of this permission.
Condition The development shall be carried out strictly in accordance with drawing nos. 018-002-103 Rev E, 018-002-104 Rev D, 018-002-105 Rev A received by the Local Planning Authority on 13th May 2019 and plan number 018-002-102 Rev F received by the Local Planning Authority on 11th June 2019.
Condition The facing materials to be used on the external walls and roof shall as specified on the application form validated by the Council on 7th March 2019.
Condition No new windows shall be formed in the side and rear elevations of the proposed extension unless otherwise agreed in in writing by the Council.
Condition The attached double garage hereby approved shall not be used other than for the purposes for parking of vehicles and ancillary storage area to the residential use of No.22 Spratton Road, Brixworth unless agreed in writing with the Local Planning Authority.
Reason To comply with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
Reason To ensure development is in accordance with the submitted drawings and to enable the Local Planning Authority to consider the impact of any changes to the approved plans.
Reason In the interests of visual amenity and to ensure that the materials are appropriate to the appearance of the dwelling.
Reason To protect the residential amenity of the neighbouring properties.
Reason In the interests of residential amenity and highway safety.
Informative In making this decision, the Local Planning Authority has had regard to the requirements of paragraph 38 of the National Planning Policy Framework.
