Condition Prior to the commencement of any highway works to be adopted by, or requiring the approval of, the local highway authority, technical engineering drawings detailing the agreed site layout; the site ground levels (both existing and proposed); the proposals for drainage of the site; all site surfacing proposals; and the proposed landscaping and boundary treatments for the site, shall be submitted to, and approved in writing by, the local planning authority and thereafter implemented in full.
Condition Notwithstanding what is shown on the submitted drawings, prior to the main development access road being brought into use, details of the landscaping and boundary treatment, where the road adjoins existing residential properties, shall be submitted to, and approved in writing by, the local planning authority and thereafter implemented in full, prior to the road being brought into use.
Condition Notwithstanding what is shown on the submitted drawings, prior to the first occupation of Plots 76 to 81 (inclusive), details of the front curtilage areas of those plots (including surface finishes, boundary treatments and landscaping/hedging) be submitted to, and approved in writing by, the local planning authority and thereafter implemented in full, prior to the first occupation of those plots.
Condition Notwithstanding what is shown on the submitted drawings, prior to the proposed coach/car parking area being brought into use, details of (a) its proposed boundary treatment (including without prejudice to the generality, the boundary to Plots 110 and 120 to 125 (inclusive)); (b) the proposed gating arrangement; (c) the proposed arrangements for managing the coach/car parking area; and (d) the proposed bicycle shed, shall be submitted to, and approved in writing by, the local planning authority and thereafter implemented in full, prior to the coach/car parking area being brought into use and maintained at all times during the use of the area.
Condition Notwithstanding what is shown on the submitted drawings, prior to the construction of the proposed sub-station, details of its external materials, the surfacing of the associated access drive and boundary and landscape treatment, shall be submitted to, and approved in writing by, the local planning authority and thereafter implemented in full, prior to the sub-station becoming operational.
Condition The garage, parking space and turning areas shown on the approved plan(s) shall be constructed/laid out and surfaced in accordance with the approved drawings before the dwelling is first occupied and shall not thereafter be used for any purpose other than garaging/parking of private motor vehicles.

Informative The applicant’s attention is drawn to the fact that the Council has identified this development as liable for Community Infrastructure Levy (CIL) payments under the 'Daventry District Council Community Infrastructure Levy Charging Schedule –Approved' (31st July 2015 ) which has been implemented by the District Council under the provisions of 'The Community Infrastructure Levy Regulations 2010 (as amended).' Accordingly, unless exemptions have been sought under the provisions of the CIL Regulations, payment of CIL charges will be payable to the Council upon commencement of development.
Informative In making this decision, the Local Planning Authority has had regard to the requirements of paragraph 38 of the National Planning Policy Framework.
Informative The applicant’s attention is drawn to the presence of an existing Public Footpath DD4 within, and adjacent to, the site, which must be kept clear, unobstructed and safe for users at all times. No structures or material must be placed on the right of way; it is an offence to obstruct the highway under S137 HA 1980. There must be no interference or damage to the surface of the right of way as a result of the development construction. Any damage to the surface of the path must be made good by the applicant and specifications for any repair or surfacing work must be approved by the Local Highway Authority under S131 HA1980. No works affecting any existing public right of way may commence without the express written permission of the Local Highway Authority’s Definitive Map team. If, as a result of the development, any Right of Way needs to be closed, a Temporary Traffic Regulation Order will become necessary. An application form for such an order is available from Northamptonshire County Council’s website. A fee is payable for the service and a period of six weeks’ notice is required to process an application. Please contact the Local Highway Authority at: defmap@mgwsp.co.uk. The developer is reminded to apply to the local planning authority for any proposed diversion of a right of way under Section 257 of the Town and Country Planning Act 1990 required to facilitate the development of DA/2016/1200. The alternative route for such a diversion must be agreed with the Local Highway Authority’s Rights of Way team and be available for public use prior to the closure of any existing route.
Informative The applicant’s attention is drawn to the need for compliance with all the obligations contained in the Unilateral Undertaking and Section 106 agreement associated with this permission and any subsequent related Deed of Variation/agreement.
Informative Northamptonshire has varying levels of radon due to its underlying geology. Radon can enter buildings and affect the health of the occupants living in affected areas. Advice should be sought from local authority building control officers or from approved inspectors to establish if radon protection is necessary and if this is the case radon protection measures will need to be installed in accordance with BRE Report (BR 211 Radon: guidance on protective measures for new dwellings).
