Condition The development hereby permitted shall be begun before the expiration of 3 years from the date of this permission.

Condition Prior to construction works above slab level samples of the materials to be used in the construction of the external surfaces of the dwellings hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Development shall thereafter be carried out in accordance with the approved details.
Condition Prior to the first occupation of the dwellings hereby approved details of all or any boundary treatments shall be submitted to and approved in writing by the Local Planning Authority and the development shall thereafter be carried out in accordance with the approved details.
Condition Notwithstanding the submitted plans full details of the proposed alterations to the existing access where it joins the Daventry Road shall be submitted to and approved in writing by the Local Planning Authority and the approved works shall thereafter be implemented prior to the commencement of development. This shall include measures for the protection of existing adjacent protected trees whose root systems may be impacted by any access improvement works, see condition 9 below.
Condition No development shall take place within the area indicated until the applicant, or their agents or successors in title, has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation which has been submitted by the applicant and approved in writing by the Local Planning Authority.
Condition A Construction and Environment Management Plan (CEMP) must be submitted to and approved by the Local Planning Authority prior to any works commencing on site, and shall be implemented and remain in place throughout the development. The CEMP shall include and specify the provisions to address the following for the duration of the construction period: • Measures to control the emission of dust, dirt and fumes during the construction period (NOTE: there shall be no burning on-site) • Control of noise and vibration emanating from the site during the demolition and construction period • The location of contractors’ compounds, materials storage and other storage arrangements for cranes, plant, equipment and related temporary infrastructure, including temporary external lighting • Provision for all site operatives, visitors and construction vehicles loading and unloading plant and materials during the demolition and construction period • Provision for parking and turning within the site for all vehicles and plant during the demolition and construction period • Details of measures to prevent mud and other such material being deposited onto the highway from vehicles entering and leaving the site including details of the type and location of wheel washing equipment and its operation for the duration of the works of demolition and construction; and • Monitoring Arrangements covering the above items.
Condition The development hereby approved shall be implemented in full accordance with the following ecological and protected species measures as specified in the submitted Ecological Impact Assessment report, Report No: PRJ 091 Rev 1 dated July 2018 and prepared by Prime Environment, specifically the whole of Section 4, headed as 'Impact Assessment', on Pages 10, 11 and 12: • Paragraph 4.2.1, sub-headed as 'Reptiles', on Pages 10 and 11, for the Mitigation section • Paragraph 4.2.2, sub-headed as 'Birds', on Page 11, for the Mitigation section • Paragraph 4.2.3, sub-headed as 'Hedges', on Page 11, for the Impact section, and • Paragraph 4.4, sub-headed as 'Enhancement', on Page 12, for the new artificial Bat and Bird boxes, respectively.
Condition The development hereby approved shall be implemented in full accordance with the tree protection measures as advocated in the submitted Arboricultural Report – Tree Survey, Arboricultural Impact Assessment & Tree Protection Plan dated May 2018 and prepared by The Mayhew Consultancy Ltd, Ref: AR/63018, in particular the Arboricultural Method Statement (AMS) at section 11.0 and sequence of works at section 13.0.
Condition The development hereby approved shall be implemented in full accordance with the drainage measures as advocated in the submitted Drainage Statement dated January 2018, prepared by Roscoe Consultants and the accompanying details: • Proposed Drainage Layout plan no: 770-ROS-00-00-GA-D-09101 Rev.P1 • Drainage Standard Details plan no: 770-ROS-00-XX-SD-D-09-201 Rev.P1 and the approved details shall be fully implemented prior to first occupation, unless otherwise agreed in writing by the Local Planning Authority.
Condition Notwithstanding the provisions of the Town & Country Planning (General Permitted development) Order 2015 (as amended) (or any Order revoking and re-enacting that Order with or without modification) no development shall be carried out which falls within Classes A to E inclusive of Part 1 of Schedule 2 to the Order without the prior express consent of the Local Planning Authority.
Condition Notwithstanding the provisions of the Town & Country Planning (General Permitted development) (England) Order 2015 (as amended) (or any Order revoking and re-enacting that order with or without modification), no external windows or doors other than those expressly authorised by this permission, shall be constructed.
Reason To comply with Section 91 of the Town & Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
Reason For the avoidance of doubt and to ensure that the development is carried out in accordance with the approved details including revisions.
Reason From the approved application details it is not possible to assess the appropriateness of the proposed materials without checking them on site and comparing them to their surroundings, to ensure the proposed materials are appropriate to the appearance of the locality. Because it can take up to 8 weeks to discharge a condition, it is recommended the samples are provided at least 8 weeks before they need to be ordered.
Reason In the interests of visual amenity and to safeguard the amenities of nearby residents.
Reason For the avoidance of doubt and in the interests of highway safety.
Reason To ensure that features of archaeological interest are properly examined and recorded, in accordance with NPPF Paragraph 199
Reason To limit any detrimental impacts arising from construction works and traffic on nearby residents and businesses and in the interests highway safety.
Reason To ensure that the approved development does not harm any protected species likely to use or visit the site, and that suitable mitigation measures are in place to offset any potential impacts.
Reason To ensure that all and any trees and hedgerows to be retained or which are otherwise protected will be not be adversely affected by the proposed development.
Reason To ensure that the approved development is provided with adequate drainage and does not impact adversely upon existing properties.
Reason To prevent any subsequent permitted extensions detracting from the visual amenity of the locality or from the residential amenities of neighbouring properties by means of overlooking or proximity.

Informative In making this decision, the Local Planning Authority has had regard to the requirements of paragraph 38 of the National Planning Policy Framework.
Informative The applicant’s attention is drawn to the fact that the Council has identified this development as liable for Community Infrastructure Levy (CIL) payments under the 'Daventry District Council Community Infrastructure Levy Charging Schedule –Approved' (31st July 2015 ) which has been implemented by the District Council under the provisions of 'The Community Infrastructure Levy Regulations 2010 (as amended).' Accordingly, unless exemptions have been sought under the provisions of the CIL Regulations, payment of CIL charges will be payable to the Council upon commencement of development.
