Type Description
Condition The development hereby permitted shall be begun before the expiration of 3 years from the date of this permission.
Reason To comply with Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
Condition The development hereby permitted shall be carried out in accordance with the amended plans reference 32-12-01A and 32-19-02 A deposited with the Local Planning Authority on 13 March 2019.
Reason To ensure that the development is carried out in accordance with agreed amendments.
Condition The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.
Reason In the interests of visual amenity and to ensure that the materials are appropriate to the appearance of the dwelling.
Condition Prior to commencement of works, details shall be submitted to and approved in writing by the Local Planning Authority for the new additional measures to enhance local biodiversity. This submission must include details of the design and siting of new roosting and nesting boxes for bats and bird in and around the hereby approved converted building. Details shall include a program for their implementation and retention.
Reason In the interests of protected species.
Condition Notwithstanding the provisions of the Town & Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any Order revoking and re-enacting that Order with or without modification), no development shall be carried out which falls within Classes A, B, C, D, E, F, G, H of Schedule 2, Part 1 & Classes A, B of Schedule 2, Part 2 to the Order without the prior express consent of the Local Planning Authority.
Reason In the interests of visual amenity of the area.
Condition Notwithstanding the provisions of the Town & Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any Order revoking and re enacting that Order with or without modification), no windows/dormer windows, other than those expressly authorised by this permission, shall be constructed.
Reason To safeguard the amenities of nearby residents.
Informative If any such evidence of protected species (such as barn owls or any species of bat) is discovered during the permitted conversion works then work should cease and professional advice sought immediately, as it is a criminal offence to deliberately, intentionally or recklessly injure or kill prescribed protected species and/or their habitat/roosts. A license(s) from Natural England would be required in order to allow any intervention with protected species and/or their roosts
Informative In granting this planning permission, the Local Planning Authority expects the construction of the development to be carried out in a courteous manner so as not to cause nuisance to others which includes not unnecessarily obstructing local roads and driveways/footpaths at any time and/or taking deliveries or working making an unacceptable level of noise at unsocial hours defined as other than between 8:00am and 6:00pm on weekdays and 8:00 and 1:00pm on Saturday and at no time on Sundays and Bank Holidays. You should be aware the Council has non planning powers to deal with neighbour nuisance should it prove expedient to do so.
Informative In making this decision, the Local Planning Authority has had regard to the requirements of paragraph 38 of the National Planning Policy Framework.
